2009 Real Estate Sales Outlook - Long Beach California




Merry Christmas Long BeachAs we approach yet another Christmas and Year End in this hinky Long Beach real estate market we wonder "Well, how did we do this year?".  We end the year low on inventory, higher in the number of sales, likely due to the tax credit, and lower in average price.

 

Traditionally as the New Year rolls around we see a small surge of listings become available.  We anticipate that surge the first week in January 2010.  Buyers thinking about purchasing after the holidays should use this time to become pre-approved and prepare themselves for the inventory about to become available. 

 

Sometime early in the New Year we anticipate the release of the shadow inventory currently in the possession of the banks, which should relieve the inventory shortage and make long beach real estate available for sale. 


There are currently 900 residential properties available for sale in Long Beach, on the MLS, averaging 104 days on market.   (does not include residential income properties)

  • Lowest Priced:  $49,900, 0 days on market. 
  • Highest Priced:  $7,995,000, 1022 days on market. 


Of the Properties available for sale in Long Beach:


540 are Single Family Homes

  • Average Price:  $606,832
  • Average Days on Market: 101


329 are Condos

  • Average Price:  $329,867
  • Average Days on Market:  105


8 Lofts are for sale in Long Beach

  • Average Price:  $483,350
  • Average Days on Market:  116


25 Misc properties are for sale in Long Beach.  These consists of Own Your Owns, Coops, Manufactured homes, etc... Most properties in this category are difficult to sell because of the unavailability or level of difficulty in obtaining financing.  Most in this category require an all cash buyer. 

  • Average Price:  $250,707
  • Average Days on Market:  163

 

At this time 283 Long Beach homes, condos and other assorted properties are in escrow, currently accepting back up offers, they are averaging 130 days on market. 

  • Lowest Priced: $55,000, 4 days on market.  
  • Highest Priced: $2,995,000, 606 days on market.
