Since this seems to be a statewide problem (there are some OYOs in Glendale as well) the owners of these condos should join forces as well. The problem has to be handled statewide, no reason for this to be just a Long Beach issue. 

The one in your area that didn't convert most likely has an owner occupancy ratio issue.

OYOs have even traditionally been more affordable than condos which created a wonderful opportunity for first time home buyers in Long Beach to purchase when they otherwise could not have.  It's a shame that the financing has gone south, but the owner occupancy ratio has become so low its just no longer possible. 

At this time it is critical to protect the homeowners by allowing them to convert to condominiums in order for them to fully enjoy the benefits of home ownership - that being the right to sell.

Long Beach has many forms of ownership, a couple of which are rarely found elsewhere.  Own Your Owns (OYOs) are an outdated form which really needs to be left in the past.  There comes a time when it is just time to move on for the benefit of all.  We have HOA issues in some Condo complexes here as well.  This really is a very different and unique kind of problem that nobody seems to want to deal with.

This is a must read for every Realtor and they need to ask themselves the hard questions.  It is something that should be read several times.   So much important information!

Consumers need to understand this as well.  Consumers need to ask some tough questions of their agents.   I am asked all the time, do you do this full-time, how are showings handled, as well as who do I call if I cannot reach you?   How often will we be updated on the status of our listing?  Are you planning on traveling over the next six months?  If so what how is your business being covered in your absence.

What you described is a problem I have experienced here in Western New York as well.   The lack of professionalism is mindboggling.
