&lt;p&gt;I moved to Sunny Southern California about 22 years ago from New York so I am familiar with long cold winters, brrrrrrrrr....&amp;#160; don't envy you those, but you have beautiful terrain up there (and great skiing).&amp;#160; &lt;/p&gt;&lt;br /&gt;
&lt;p&gt;You are correct, the market is pretty competitive here.&amp;#160; I think that the Realtors who are making it here are those who have established exemplary reputations as ethical and either have an established client base or a source for new business to flow in such as a great internet presence.&amp;#160; Combine the both and you are in it for the duration.&amp;#160;&lt;/p&gt;&lt;br /&gt;
&lt;p&gt;Tips for Canadians, lol, yeah, move to Southern California hahahaha...&lt;/p&gt;&lt;br /&gt;

We see MLS blunders all the time, both factual and with the comments (in terms of taste). Recently I sold a home in which the listing agent clicked the button for &quot;no carport or garage&quot;. There was an oversized one-car garage. We got the home for less than it was worth (it actually appraised for $10,000 more); had the agent inputted the info correctly, it might have gotten multiple offers. I have seen that kind of thing many times.&lt;br /&gt;
