Did you want a forecast for 2009? OK, I'll give it to you straight - the short version, then I am going to have a glass of wine and hope for a better 2009. We've been telling buyers for a while that interest rates are down (some people are getting as low as 4.5%), 100% financing is gone although FHA is doing loans with as little as 3.5% down payment and prices are very low. 100% buyers who didn't buy when they could are kicking themselves right now! We've told you that buying low and selling high is the optimum situation to be in. I'll tell you that now is the time to buy, but won't try to coerce you into doing so, we have plenty of smart buyers right now and they are getting the great deals they waited for right here in Long Beach.
We've been telling sellers not to overprice their homes or they run the risk of chasing the market down. Some listened and sold their homes, others didn't and either leased the homes when possible or were foreclosed on. Some made arrangements to stay in their homes trying to hold on. The good news is that it is still possible to sell if you need to, although you will have to price your Long Beach home or condo based on real comparables in your neighborhood.
