The Belmont Heights neighborhood of Long Beach California is a lovely, ecclectic mix of early century homes, low rise condos, smaller apartment buildings (including some fabulous spanish duplexes), restaurants, coffee shops, funky stores, galleries and a nice mix of neighborhood friendly small business. Just blocks from the bluffs, overlooking the harbor, the beach, and a short walk into Belmont Shore, Belmont Heights is a tree lined Long Beach Community developed in the early 20th Century, and a great place to call home. Many of the neighborhood homes were originally built as summer cottages mostly between 1905 and 1939, later becoming year round residences. More bungalow style homes can be found here than in any other community of Long Beach.

Circle Area home sales got off to a slow start this year with only 1 single family home, 6 condos and 1 duplex closing escrow through March 8.  Sales are picking up as we head into the Spring selling season.  There are currently 9 homes, 23 condos and 3 income properties in escrow which should provide us with a healthy end to the first quarter of 2010. 

 

At this time there are 8 homes, 15 condos and 8 income properties for sale in the Long Beach Circle Area neighborhood.  While the average days on market is reflecting high, the reality is that many of these properties are selling very quickly - when they are priced to do so. 

 

If you are thinking about selling, clean it up, price it right and it will sell.  If you are a first time home buyer, the Circle Area is a great place to purchase your starter home, the price is right and the neighborhood is great.  The Circle area is the heart of Long Beach; there is a ton of shopping and it is right in the middle between the freeway and the beach, just a short jump to either. 

 

There is an abundance of bungalow starter homes in the Circle Area, some very nice condo complexes and a great selection of duplexes and triplexes; check out area photos and homes in the slide show at the top of this article.  The Circle Area is a great neighborhood to purchase a duplex or triplex to live in and use the rental income toward paying down your mortgage.  If you are having trouble finding the home or condo you want for the amount you are approved for, you should ask your lender how much you would qualify for if you decide to purchase a duplex or triplex instead.  It's a smart way to become a first time homeowner and the Circle Area is the place to do it.

Long Beach Luxury Homes market sales are starting off 2010 with lower sale prices, shorter days on market and lower price per square foot.  The luxury homes market is experiencing a sizable variety of homes for sale, but few closed sales.  Compared to the same time frame in 2009 sales this year have doubled to a grand total of 4, last year in the same time frame only 2 luxury homes had closed escrow. We will be watching the luxury home market closely this year for more activity.  Prices are coming down slowly and buyers are watching, waiting for the right price.
