Does anybody want to work?
Does anybody have any respect? I took a call from a buyer today who wanted to see high rise condos in Downtown Long Beach in 2 specific buildings. We talked at great length on the phone while I was emailing properties to him.
Excuse me sir, if you have an agent, why are we even having this conversation and why am I showing you properties? Oh, my agent went out of town for the weekend. He said I should just call somebody to see the condos and if I saw anything I liked he would write the contract for me on Monday when he gets back from his trip.
Sir, would you spend an entire weekend working, showing properties if somebody else was going to write the contract and earn the commission? Do you work for free? And what's up with the unethical agent begging to get caught up in a procuring cause law suit? Sir, would you mind showing up in court, because you will most certainly be called on to testify as an involved party?
Oh never mind then, I will just write the contract through you.
Ok then, will you sign a buyer/broker exclusive agreement with me?
Yes I will!

Amazing what a little explaining can accomplish. Sorry this is happening too often lately. It's my blog site and I felt like venting a bit.
